Yes, we carry out a room inspection and inventory at move‑in. This helps ensure everything is in good condition when you arrive and gives you peace of mind throughout your stay.

What should I do if I lose my key or access card?

Please contact the local team as soon as possible so they can sort this out.

How quickly are maintenance issues resolved?

Maintenance requests are usually handled very quickly. Once you submit an issue through our platform, our team reviews it as soon as possible and prioritizes it based on urgency. Most issues are resolved within a short timeframe, and urgent cases are addressed right away.

Who do I contact in an emergency?

In case of an emergency, please contact the reception desk, available 24/7

Can I extend my stay beyond my contract?

You’ll then just need to leave your room no later than the last day of your contract, making sure all your belongings are removed and the space is left clean and in good condition.

What is the move-out process?

The move‑out process is simple. A room inspection will be carried out before you leave, and any refundable amounts, like your deposi, will be processed based on the condition of the room, furniture, and equipment. If you have any questions or need help preparing, our local team is always happy to assist.

Do I need to clean my room before leaving?

Before you leave, make sure all your belongings are removed and the space is left clean and in good condition.

What is the check out bedroom cleaning fee?

The Check Out Bedroom Cleaning fee is designed to assure a annual deep cleaning of the housing unit.

Can I terminate my contract early?

No, early termination is not possible. You are required to stay for the full duration stated in your rental agreement.

What is the cancellation policy?

To cancel your booking, please send an email to info@xior.pt explaining the reason for your cancellation. The refund conditions are as follows:

60 days before the start of the rental period: the full refundable deposit will be returned.
30 days before the start of the rental period: 50% of the refundable deposit will be returned.
Less than 30 days before the start of the rental period: the refundable deposit is not returned, except if the student is not admitted to a university in the same city. In that case, a full refund will be issued upon presentation of valid supporting documents.

Can I change rooms after moving in?

Please contact the local team to check if this change is possible. We cannot guarantee availability, and a fee may apply.

How long are Xior tenancy agreements? What is the duration of my contract?

Contracts have a minimum stay corresponding to one of the following periods:

1st Semester: September to January (5 months)
2nd Semester: February to July (6 months)
Academic Year: September to July (11 months)
Full Year: September to August (12 months)
Summer: August (you may add August to any other period)

Please note that some contract lengths may only be available during specific periods..

What happens after I complete my booking?

After completing your booking and payment, you will receive a confirmation email. Your contract, payment schedule, terms and conditions, cancellation policy, and general rules will be available online through our student portal.

Are there any booking or administration fees?

Yes. There is a €150 booking fee, which is paid at the moment you decide to book your room.
This booking fee guarantees that a housing unit is reserved for you at the start of the service agreement term. Please note that it is NON-REFUNDABLE under all circumstances.
