Who do I contact in an emergency?

What should I do if something breaks in my room?

If something breaks in your room, please report it by filling in the form. You can find the QR code leading to that form in your residence. Our team will assess the issue and arrange the necessary maintenance or replacement. Please note that if the damage was caused by misuse or is not considered normal wear and tear, repair costs may apply.

Do I need to clean my room before leaving?

Before you leave, make sure all your belongings are removed and the room is left clean and in good condition.

What is the move-out process?

The move‑out process is simple. Before you leave, a room inspection will be carried out, and any refundable amounts—such as your deposit—will be processed based on the condition of the room, furniture, and equipment.
A few weeks before the end date of your contract, you will receive an email with detailed instructions about the room inspection and the move‑out procedure.

When do I need to move out?

You will need to move out on or before the last day of your contract. Please make sure all your belongings are removed and the room is left in good condition by that date.

What payment methods are accepted?

In Belgium, payments can be made via bank transfer. You can also pay via Bancontact or cash at the city office.

Can I terminate my contract early?

Student leases in Belgium normally run for a fixed term of 12 months and end automatically on the contract’s end date.
Ending the contract early is only legally allowed if:
-You stop your studies, or
-The person responsible for paying your rent passes away.
Both situations require a 2‑month notice period, starting the first day of the following month.
In all other cases, early termination is not permitted unless Xior agrees to a transfer or sublet.

What is included in the rent?

Your monthly payment includes:

Base rent (“kale huur”)
EGWI utilities: electricity, gas (if applicable), water, and internet

What should I bring with me when moving in?

When moving in, you will need to bring your own matress, bedding and towels, as these are not provided. You should also bring your cooking essentials, including pots and pans, crockery, and cutlery for your daily use.

Is my room furnished?

Yes, each room is furnished with a bedframe ( without matress), desk + chair & a wardrobe.

What should I do if I arrive outside office hours?

You will also receive detailed move‑in and check‑in instructions a few weeks before your lease begins, which include guidance on key or access collection. Always check this information carefully and reach out to the local team if your arrival time falls outside the standard window.
If you expect to arrive outside office hours, please contact your local team in advance to request approval. They will let you know whether an out‑of‑hours check‑in is possible and explain any additional steps you may need to follow.

Is internet included?

Yes, internet is included. It is covered through the monthly EGWI fee, which you pay together with your regular rental charges.

Are utilities included in my rent?

Yes, the following utilities are included:

– Water

– Weekly Cleaning of the common areas

Can I change rooms after moving in?

Please contact the local team to check if this change is possible. We cannot guarantee availability, and a fee may apply.

What happens after I complete my booking?

After you submit your booking form, our local team will contact you within 24 hours with an overview of the available rooms in the buildings you selected, along with any additional information you may need.
If you’d like to visit the residence, scheduling an appointment is always possible.
Once you decide to take a room, we’ll request a few personal details from you so we can prepare your rental agreement. After that, you’re all set to move forward with your booking!

How long are Xior tenancy agreements? What is the duration of my contract?

In Belgium, standard tenancy agreements are typically 12‑month contracts. We give priority to these full‑year agreements. However, shorter stays can sometimes be accommodated, depending on availability.

Is a deposit required?

Yes. The deposit must be paid no later than three months before the contract starts. You will receive it back within two months after the end of the contract, provided that the room is left in good condition and everything is in order.
