Is my room furnished?

Yes, all rooms are fully furnished.

Can I extend my stay beyond my contract?

You can extend your stay with a new lease agreement. The on-site team will send you an extension request and inform you before your room is released for bookings on the homepage. Once your room is released on the homepage, an extension is depending on availability.

How do I return my keys or access card?

The access card or key has to ben returned to the local team during move-out inspection.

Do I need to schedule a room inspection before leaving?

The on-site team will contact you to schedule one.

What is the check out bedroom cleaning fee?

Cleaning fee is based on the room’s condition.

Can I terminate my contract early?

No, early termination is not possible. You are required to stay for the full duration stated in your rental agreement (up to a maximum of six months).

What is the cancellation policy?

From the day you do a booking with us, you have 14 days to change your mind.
You are required to remain for the duration stated in the rental agreement (up to a maximum of six months).

Who do I contact in an emergency?

For minor issues, contact the office; for serious emergencies, call authorities. Emergency numbers provided at arrival.

How quickly are maintenance issues resolved?

Maintenance is handled promptly, based on urgency, by our skilled in-house technician.

What should I do if something breaks in my room?

You can report any maintenance issue directly to the on-site team. Our team will receive your request and follow up as soon as possible.

Can I change rooms after moving in?

Room upgrades may be possible – please check with the on-site team, subject to availability.

Is parking available for residents?

Parking is available in some of our residences, for an additional fee.
You can check whether parking is offered at your chosen property on the detailpage of our website. If parking is available, it will be clearly listed among the amenities.
If you do not see any information about parking on the website, this means that parking is not available at that particular building.

Is bike storage available?

Yes, bike storage is available in most of our properties. To be sure, please check the amenities section of the specific student accommodation you are interested in.

How long are Xior tenancy agreements? What is the duration of my contract?

We offer 6‑month contracts, with the option to extend your stay anytime.

Is a deposit required?

When finalising your reservation, we require a deposit.
In Germany, 2 months in addition to full payment for the first month. Your deposit will be held until the end of your tenancy. If the room is delivered in the same condition you received it, we will refund the full deposit.

The deposit will be refunded, if applicable, within 6 weeks from the official tenancy end

Can I choose my exact room or studio?

You’ll be able to choose the category you prefer when booking, and we’ll allocate a specific room for you before your arrival. You will immediately be assigned a room from your chosen room category. This will be visible in your account in our reservation system. While we can’t guarantee a particular room, we do our best to accommodate any preferences you share with us.
