Frequently Asked Questions

What should I do if something breaks in my room?

If something breaks in your room, please report it in the MyXiorApp. You can find the QR code leading to that form in your residence. Our team will assess the issue and arrange the necessary maintenance or replacement. Please note that if the damage was caused by misuse or is not considered normal wear and tear, repair costs may apply.

Is there staff on-site?

Yes, there is staff on-site.
We have a Residence Manager and a Guest Service Coordinator available during office hours. You can find their contact details on our website and in the app.

What should I do if I lose my key or access card?

If you lose your keys, please contact the Residence Manager during office hours.
Outside of office hours, you can call the emergency line for assistance.
Both contact details are available in the My Xior App.

How do I return my keys or access card?

During the final check out appointment, you inspect the room together with your residence manager and you hand over the keys.

Do I need to schedule a room inspection before leaving?

Yes, you need to plan two inspections before moving out.
1. Pre check out inspection: During this appointment, the residence manager will walk through the room with you and explain what is expected for the final check‑out. This gives you time to correct or prepare anything in advance.
2. Final check out: At this stage, the room must be completely clean and empty. You and the residence manager will inspect the room together and sign the check‑out form confirming its final condition. After signing, you hand over the keys.

Do I need to clean my room before leaving?

Before you leave, make sure all your belongings are removed and the room is left clean and in good condition.

What should I bring with me when moving in?

When moving in, you will need to bring your own matress, bedding and towels, as these are not provided. You should also bring your cooking essentials, including pots and pans, crockery, and cutlery for your daily use.
If you’re unsure where to find these items, our local team is happy to help you discover the best deals and nearby shops. For our properties in the Netherlands, you also need to bring a router in order to make your wifi connection work.

Is my room furnished?

Yes, each room is furnished with a bedframe, desk + chair & a wardrobe.

Is there an inventory or room inspection at move-in?

Yes, A few days before your contract begins, the residence manager will contact you to schedule your check‑in appointment. Attending this appointment is essential: it’s when you and the manager carefully inspect the room together, documenting its condition with notes and photos. This detailed inspection protects you by creating an official record of the room and all included items before you move in

What payment methods are accepted?

You can set up an automatic payment in the MyXiorApp the bank account needs to be SEPA, (Single Euro Payments Area) or you can make a manual transfer each month from your bank. The payment details for the transfer are included in the monthly invoice you receive.

When is my rent due each month?

Your monthly rental invoice will be available on the 25th of each month in the “Documents” section of your MyXiorApp. Rent is due on the 1st day of every month.

Can I terminate my contract early?

No, you cannot terminate an unlimited contract at any time. In the Netherlands, an unlimited contract can only be terminated after the minimum contract period has ended and requires a notice period of one full calendar month. The contract will therefore always end on the last day of a month.

If you wish to terminate your tenancy, we kindly ask you to send us your termination notice by e-mail. Once we have received your termination notice, we will confirm the end date of your tenancy.

Is internet included?

Yes, in each of our student residence there is internet. You pay for the internet via the monthly service charges. You need to bring your own router. This can be purchased via our shop as well : https://webshop.xior.be/

Can I change rooms after moving in?

Please contact the local team to check if this change is possible. We cannot guarantee availability, and a fee may apply.

Is parking available for residents?

Parking is available in some of our residences, for an additional fee.
You can check whether parking is offered at your chosen property on the detailpage of our website. If parking is available, it will be clearly listed among the amenities.
If you do not see any information about parking on the website, this means that parking is not available at that particular building.

How long are Xior tenancy agreements? What is the duration of my contract?

Xior Student Housing contracts in The Netherlands are open, unlimited contracts that run for the duration of your education or unless terminated by either party (a 1-month notice period must be observed and a minimum stay of 12 months).
Exceptions are :
Groningen (www.xiorstudenthousing.eu/netherlands/goningen/zernike-tower-short-stay/ ) were we offer fixed 6 months contracts. Here is no notice period.
Vaals (www.xiorstudenthousing.eu/netherlands/aachen-vaals/ ) were we offer flexible semster contracts as well. Please contact local team directly if you have questions about the length of your contract. This can be done by sending a mail to vaals@xior.nl

What happens after I complete my booking?

When you book your room online, you will pay the administrative fee and submit your application. Our Guest Service Coordinator will then review your file. If anything is missing, we will contact you to request the additional information.
Once your application is complete, we will prepare your rental agreement. You will have 5 days to sign the contract and pay the first rental invoice.
As soon as we receive this payment, we will countersign the agreement — and the room is then officially yours.

Are there any booking or administration fees?

Yes. There is a €75 booking fee, which is paid at the moment you decide to book your room.
