Is internet included?

Yes, in each of our student residence there is internet. You pay for the internet via the monthly service charges. You need to bring your own router. This can be purchased via our shop as well : https://webshop.xior.be/

Is parking available for residents?

Parking is available in some of our residences, for an additional fee.
You can check whether parking is offered at your chosen property on the detailpage of our website. If parking is available, it will be clearly listed among the amenities.
If you do not see any information about parking on the website, this means that parking is not available at that particular building.

Is bike storage available?

Yes, bike storage is available in most of our properties. To be sure, please check the amenities section of the specific student accommodation you are interested in.

Are there community events for residents?

Yes! Xior regularly organizes community events designed to help residents connect, relax, and make the most of their student experience. Depending on the residence, these may include social gatherings, welcome drinks, cultural activities, sports events, workshops, and seasonal celebrations. All events are created to foster a sense of community and make it easy to meet new people.

Can I personalise or decorate my room?

Yes! You are welcome to personalise and decorate your room to make it feel like home. Small decorative items such as photos, plants, posters, cushions, or desk accessories are all perfectly fine. We simply ask that any changes are temporary and do not damage walls, furniture, or fixtures. Permanent alterations — such as repainting, drilling, or removing/adding built‑in elements — aren’t allowed.
If you’re unsure whether something is permitted, your local residence team will be happy to help.

Are pets allowed in Xior residences?

No, pets are not allowed.

Can I have guests stay overnight?

Yes. You are welcome to have guests, but please be aware that you are responsible for them at all times.

Is there staff on-site?

Yes, there is staff on-site.
We have a Residence Manager and a Guest Service Coordinator available during office hours. You can find their contact details on our website and in the app.

What should I do if I lose my key or access card?

If you lose your keys, please contact the Residence Manager during office hours.
Outside of office hours, you can call the emergency line for assistance.

How much is the deposit?

For properties in the Netherlands, the deposit is equivalent to two months’ rent,

When do I need to pay my deposit?

A deposit is required when you finalize your reservation. For properties in the Netherlands, the deposit is equivalent to two months’ rent, and you must also pay the full first month’s rent upfront.
Please note that we will only countersign your rental agreement once we have received both your deposit and your first rental payment. After reservation of your room you have 5 days to complete the deposit payment.

Can I terminate my contract early?

For the unlimited contract in the Netherlands a 1 month notice is obligatory . The end date of the contract is always the last date of that month.

If you wish to terminate your tenancy, we kindly ask you to send us your termination notice by e-mail. Once we have received your termination notice, we will confirm the end date of your tenancy.

What is included in the rent?

Almost everything. Check the amenities listed under each student accommodation on the property page for the building you’re interested in. Laundry facilities are available, but they are not included in the monthly rent

Can I choose my exact room or studio?

Yes! You can select the exact room or studio you’d like to stay in during the booking process. Our system will show you all available options, so you can pick the specific space that best suits your preferences.

Is a deposit required?

A deposit is required when you finalize your reservation. For properties in the Netherlands, the deposit is equivalent to two months’ rent, and you must also pay the full first month’s rent upfront.
Please note that we will only countersign your rental agreement once we have received both your deposit and your first rental payment.
Your deposit will be held until the end of your tenancy. If you return the room in the same condition as when you moved in, the deposit will be refunded in full.
If applicable, your refund will be processed within 14 days after your official tenancy end date.

What is the difference between a self-contained and a non–self-contained housing unit?

Self‑contained unit (zelfstandige woonunit)
A self‑contained unit is an accommodation with its own private facilities, including:

Private kitchen
Private bathroom and toilet
Private front door/entrance

You do not share essential facilities with other residents. In many Dutch municipalities, a self‑contained unit is considered an independent living space, often with its own house number and eligibility for certain allowances (depending on local regulations).
Non‑self‑contained unit (onzelfstandige woonunit)
A non‑self‑contained unit does not include all essential private facilities. You will share one or more of the following with other residents:

Kitchen
Bathroom
Toilet

Your room is private, but the facilities you need for daily living are shared with others.

Are there any booking or administration fees?

Yes. There is a €75 booking fee, which is paid at the moment you decide to book your room.

How long are Xior tenancy agreements? What is the duration of my contact?

Xior Student Housing contracts in The Netherlands are open, unlimited contracts that run for the duration of your education or unless terminated by either party (a 1-month notice period must be observed and a minimum stay of 12 months).
Only execption is in Groningen (www.xiorstudenthousing.eu/netherlands/goningen/zernike-tower-short-stay/ ) were we offer fixed 6 months contracts. (Here is no notice period).

What documents do I need to complete my booking?

You’ll need to provide the following:

– A copy of your passport, or a local ID card if you are an EU national
– A university acceptance letter, or a copy of your student card if you’re already enrolled

How far in advance can I book accommodation?

We open bookings on a rolling basis, and as soon as new dates become available you’ll see them listed on our website. We recommend checking back regularly so you don’t miss newly released availability.

Can international students book a room?

Yes, absolutely — international students are more than welcome at Xior!

With students from around 150 nationalities living across our residences in 8 different countries, Xior offers a truly international environment where you can meet new people, make friends from all over the world, and feel at home from day one.

Do I need to be a full-time student to book a room?

No — you don’t have to be a full‑time student to live with us.
Both full‑time and part‑time students aged 18 or older are welcome at Xior.
As long as you are enrolled in an accredited study programme (and you have a proof of enrollment), you can book a room and become part of our student community.

Who can live in Xior student housing?

Students from all backgrounds are welcome at Xior.
If you are 18 years or older and enrolled in a full‑time or part‑time study programme, you can make a reservation and join our student community at Xior.

How do I book a room at Xior?

Booking a room at Xior is super easy!
Just use the booking bar at the top or bottum of our website:

– Select the city where you’ll be studying
– You’ll then see all the available residences and room types in that city.
– Choose your preferred property and room.
– Fill in your contact details.

And that’s it — your reservation request is on its way!

Can I move out earlier than my contract end date?

Yes, you can move out earlier if you need to, but you remain responsible for paying the rent until the official end date of your contract. Your rental agreement is fixed for the full duration, so moving out does not shorten or cancel the financial commitment.
If your situation changes, feel free to contact the residence team — they can advise you on available options or next steps, but the contractual rent obligation remains in place.

Will there be staff available when I arrive?

If you follow the detailed check-in and move‑in procedure ( sent to you a couple of weeks before the lease start), our local team will be available to assist you during regular office hours.

Are bedding and kitchen items included?

No, bedding and kitchen items are not included in the room. You will need to bring your own bedding, towels, cookware, crockery, and cutlery.

How will I receive my keys or building access?
