How do I return my keys or access card?

The access card or key, has to be returned to the local team when you move out. A fee may apply if it’s not returned or if it’s damaged.

Do I need to clean my room before leaving?

Before you leave, make sure all your belongings are removed and the space is left clean and in good condition.

What is the move-out process?

The move‑out process is simple. A room inspection will be carried out before you leave, and any refundable amounts, like your deposit, will be processed based on the condition of the room, furniture, and equipment. If you have any questions or need help preparing, our local team is always happy to assist.

Is there CCTV in the building?

Yes, there is a CCTV system in all our properties.

What should I do if I lose my key or access card?

Please contact the local team as soon as possible so they can sort this out.

What should I do if something breaks in my room?

If something breaks in your room, please report it through our dedicated platform as soon as possible. Our team will assess the issue and arrange the necessary maintenance or replacement. Please note that if the damage was caused by misuse or is not considered normal wear and tear, repair costs may apply. If it’s an emergency, contact the reception desk immediately

What is the check out bedroom cleaning fee?

The Check Out Bedroom Cleaning fee is designed to assure a annual deep cleaning of the housing unit.

When is my rent due each month?

The rent is paid monthly, no later than the 3rd of each month. Expectionally in Xior Campus UEM where the rent is paid on a quarterly basis and no later than the 3rd day of September, January and April

What is included in the first payment?

To confirm your booking, you’ll need to pay in advance the first and last month’s rent, the booking fee, the check‑out cleaning fee, and a refundable deposit. For Madrid (Retiro) & Barcelona ( Collblanc), your first payment includes your first month’s rent + check-out cleaning fee.

Is my room furnished?

Yes, all rooms are fully furnished.

Is there an inventory or room inspection at move-in?

Yes, we carry out a room inspection and inventory at move‑in. This helps ensure everything is in good condition when you arrive and gives you peace of mind throughout your stay.

What should I bring with me when moving in?

When moving in, you need to bring your own towels and bed linen. In Madrid campus UEM, towels and bed linen is provided. If you have booked a room with kitchen (only available for certain room types in Diagonal Besos, Granada, Malaga Atalaya), you have to bring your cooking essentials, including pots and pans, crockery, and cutlery for your daily use.

Please note: The Kitchen Pack is not available in Retiro (Madrid), but it is offered at all our other residences in Spain.

Please contact the local team to check if this change is possible. We cannot guarantee availability, and a fee may apply.

Every private and common area in our student residences have super-fast Wi-fi

Yes, the following utilities are included:

How long are Xior tenancy agreements? What is the duration of my contract?

Contracts have a minimum stay corresponding to one of the following periods:

1st Semester: September to January (5 months)
2nd Semester: February to July (6 months)
Academic Year: September to July (11 months)
Full Year: September to August (12 months)
Summer: August (you may add August to any other period)

Please note that some contract lengths may only be available during specific periods..

What happens after I complete my booking?

You will receive an email to access to the documentation (contract, rules of the house). Once you have it signed, it will be necessary to upload the signed version as well as uploading your studies enrollement.

Are there any booking or administration fees?

Yes. There is a booking fee, which is paid at the moment you decide to book your room. The amount varies from 200€ up to 250€ depending on the selected residence.
