What does the Kitchen Pack includes?

The set includes a large frying pan, a broom and a dustpan, a set of knives 3 pcs, a large plate 4 pcs, a dish dryer, a drying tray, a cutting board, 4 glasses, 4 x 4 cutlery set, a cereal bowl 4 pcs, a small frying pan, a deep plate 4 pcs.

What does the Linens and Towel Pack includes?

Base Relax package comes with a duvet, duvet cover, bed sheet, pillow, pillow cover and bath towel.

Is my room furnished?

Yes, all rooms are fully furnished.

Can I extend my stay beyond my contract?

Yes, you can prolong your stay by a few days or months but it depends on the availability of the room. As soon as you know you want to stay longer ask the local team if the room is free and no one checks in right after your stay. During the academic year our local teams also send residents the extension offers for next semester or academic year.

How do I return my keys or access card?

You can return the key/card to the property office while you are leaving, you can also give it back during the room inspection. Outside the working hours you can leave the key with the Basebuddy on-duty or security guard. Some properties have a special boxes for leaving the key. If you do not return the key/card, the cost will be reduced from your deposit.

Do I need to schedule a room inspection before leaving?

Yes, room inspection is obligatory before you leave the property. You need to schedule it with te local team via a special online form or via e-mail.

What is the check out bedroom cleaning fee?

If you do not clean your room properly before you leave, local team will charge you a room cleaning fee. The amount depends on each property but mostly it is around 200PLN, depending on the type and state of the room.

Can I terminate my contract early?

The cancellation policy allows tenants to receive a refund if they cancel at least three months before the start of the Booking Date. Please note that the administrative fee is non‑refundable under all circumstances.

For any other situations, the tenancy agreement remains valid for the full duration of the agreed period, and early termination is not possible, except in exceptional cases. Such cases require Basecamp’ by Xior’s individual assessment and explicit approval.
If the tenancy agreement is terminated due to a breach of contract by the tenant, the tenant may be required to pay a penalty of up to two months’ rent.

When do I need to pay my deposit?

A deposit is required when you finalize your reservation. For properties in Poland, the deposit is equivalent to one month rent, and you must also pay the full first month’s rent upfront.

Who do I contact in an emergency?

In case of emergency please call the property emergency phone number. During the office working hours our local team of Managers will answer the phone, outside the working hours our BaseBuddies will pick up the phone and help you.

How quickly are maintenance issues resolved?

It all depends on what needs to be fixed. If the reported issue is easy to solve it will take from 1 to 3 days, but if the situation and the repairment is complicated or we need to order some parts for replacement, it can take longer.

What should I do if something breaks in my room?

If something breaks in your room you need to notify the local team about it so that they can schedule a maintenance worker to visit your room for the repairment. Some properties have special online form which you need to submit, while others expect you to send an e-mail or come to the office to report the issue.

Can I change rooms after moving in?

Yes, you can request a room change after moving in. Room changes are only possible within the same room category or by upgrading to a higher type or standard. Downgrades are not allowed. All room changes depend on availability at the property.

Is parking available for residents?

Parking is available in some of our residences, for an additional fee.
You can check whether parking is offered at your chosen property on the detailpage of our website. If parking is available, it will be clearly listed among the amenities.
If you do not see any information about parking on the website, this means that parking is not available at that particular building.

Is bike storage available?

Yes, bike storage is available in most of our properties. To be sure, please check the amenities section of the specific student accommodation you are interested in.

How long are Xior tenancy agreements? What is the duration of my contract?

Basecamp by Xior offers various stay options to suit your needs; however, please note that the minimum stay is one semester. You can find the available contract durations on the page of your desired property. Simply use the booking bar, which will display all available term periods for that location.

Are there any booking or administration fees?

Yes. There is a 250 PLN booking fee, which is paid at the moment you decide to book your room.
This booking fee guarantees that a housing unit is reserved for you at the start of the service agreement term. Please note that it is NON-REFUNDABLE under all circumstances.

Is a deposit required?

When finalising your reservation, we require a deposit.
In Poland, 1 month in addition to full payment for the first month. Your deposit will be held until the end of your tenancy. If the room is delivered in the same condition you received it, we will refund the full deposit.
