How do I return my keys or access card?

The access card or key, has to be returned to the local team when you move out. A fee may apply if it’s not returned or if it’s damaged.

When do I need to move out?

You will need to move out on or before the last day of your contract. Please make sure all your belongings are removed and the room is left in good condition by that date.

Can I extend my stay beyond my contract?

Yes, you can contact our local team in the residence in order to check the availability. We’ll be happy to have you in-house for a longer period!

What is the move-out process?

The move‑out process is simple. A room inspection will be carried out before you leave, and any refundable amounts, like your deposit, will be processed based on the condition of the room, furniture, and equipment. If you have any questions or need help preparing, our local team is always happy to assist.

Do I need to clean my room before leaving?

Before you leave, make sure all your belongings are removed and the space is left clean and in good condition.

Do I need to schedule a room inspection before leaving?

Yes, a room inspection must be scheduled before you leave. Please contact the local team in advance to arrange a suitable time for the inspection. The room inspections are scheduled during office hours.

Can I move out earlier than my contract end date?

Yes, you can move out earlier if you need to, but you remain responsible for paying the rent until the official end date of your contract. Your rental agreement is fixed for the full duration, so moving out does not shorten or cancel the financial commitment.
If your situation changes, feel free to contact the residence team — they can advise you on available options or next steps, but the contractual rent obligation remains in place.

Is there an inventory or room inspection at move-in?

Yes, we carry out a room inspection and inventory at move‑in. This helps ensure everything is in good condition when you arrive and gives you peace of mind throughout your stay.

Yes, all rooms are fully furnished.

What should I bring with me when moving in?

When moving in, it won’t be necessary to bring your own towels and bed linen, as these are provided. If you have booked a room with kitchen, you have to bring your cooking essentials, including pots and pans, crockery, and cutlery for your daily use.
If you’re unsure where to find these items, our local team is happy to help you discover the best deals and nearby shops.

Will there be staff available when I arrive?

If you follow the detailed check-in and move‑in procedure ( sent to you a couple of weeks before the lease start), our local team will be available to assist you during regular office hours.

In general, moving in before your official contract start date is not possible. Your room will only be available from the date stated in your lease agreement.

Can someone else collect my keys for me?

Is bike storage available?

Yes, bike storage is available in most of our properties. To be sure, please check the amenities section of the specific student accommodation you are interested in.

Are there community events for residents?

Yes! Xior regularly organizes community events designed to help residents connect, relax, and make the most of their student experience. Depending on the residence, these may include social gatherings, welcome drinks, cultural activities, sports events, workshops, and seasonal celebrations. All events are created to foster a sense of community and make it easy to meet new people.

Can I personalise or decorate my room?

Yes! You are welcome to personalise and decorate your room to make it feel like home. Small decorative items such as photos, plants, posters, cushions, or desk accessories are all perfectly fine. We simply ask that any changes are temporary and do not damage walls, furniture, or fixtures. Permanent alterations — such as repainting, drilling, or removing/adding built‑in elements — aren’t allowed.
If you’re unsure whether something is permitted, your local residence team will be happy to help.

Are pets allowed in Xior residences?

No, pets are not allowed.

Can I have guests stay overnight?

Yes. You are welcome to have guests, but please be aware that you are responsible for them at all times.

What should I do if something breaks in my room?

What is the check out bedroom cleaning fee?

The Check Out Bedroom Cleaning fee is designed to assure a annual deep cleaning of the housing unit.

How much is the deposit?

It varies depending on the city. Check them out below:

When do I need to pay my deposit?

A deposit is required when you finalize your reservation. For properties in Spain, the deposit varies depending on the city, and you must also pay the full first month’s rent upfront.

When is my rent due each month?

The rent is paid monthly, no later than the 3rd of each month. Expectionally in Xior Campus UEM where the rent is paid on a quarterly basis and no later than the 3rd day of September, January and April

What is included in the first payment?

To confirm your booking, you’ll need to pay in advance the first and last month’s rent, the booking fee, the check‑out cleaning fee, and a refundable deposit.

What payment methods are accepted?

Yu can pay with a Credit Card or Direct Debit. Bank Transfer is only allowed for Xior Campus UEM

Can I pay my rent in instalments?

You can pay the rent on monthly instalments, exceptionally in Xior Campus UEM where the rent is paid on a quarterly basis

What happens if I pay my rent late?

In the event of late payment of any Instalment, late payment interest shall accrue on the overdue amount at an annual rate of 8%, calculated on a daily basis from the due date until full payment

Can I change my payment method after booking?

Yes, you can change the desired Payment Method whenever you need it. After the payment for a specific month is processed, you will only be able to change it for the upcoming payment.

Can I pay my rent in advance?

Yes, you can pay your entire contract at once if needed. Please contact our team to verify the conditions.

What happens if my payment fails?

It is your responsibility to keep the payments up to date. If your payment failed, please reach our team to sort this out as soon as possible.

Will my rent increase during my contract?

No. The rental fee will not be changed during your active contract under any circumstance.

What is the cancellation policy?

To cancel you should send an email tothe residence where you booked with the reason for the cancellation and the returns will be as follows:

45 days prior to the beginning of the rental period, the deposit is returned but not the registratin fee
Between 44 and 30 days prior to the beginning of the rental period, the first monthly instalment will be returned while the registration fee and the deposit won’t be returned
For cancellations less than 29 days prior to the beginning of the rental, the registration fee, deposit and first monthly instalment won’t be returned. **Check special cancellation policy in Andalusia

Can I terminate my contract early?

No, early termination is not possible. You are required to stay for the full duration stated in your rental agreement.

What is included in the rent?

The rent includes all expenses for electricity, water, gas, and internet access, as well as biweekly cleaning. The room comes furnished for both living and studying. It also includes access to all common areas and the use of all equipment available in those spaces.

What happens after I complete my booking?

You will receive an email to access to the documentation (contract, rules of the house). Once you wil have it signed, will be necessary to upload the signed version as well as uploading your studies enrollement.

How long are Xior tenancy agreements? What is the duration of my contact?

Contracts have a minimum stay corresponding to one of the following periods:

1st Semester: September to January (5 months)
2nd Semester: February to July (6 months)
Academic Year: September to July (11 months)
Full Year: September to August (12 months)
Summer: August (you may add August to any other period)

Are there any booking or administration fees?

Yes. There is a booking fee, which is paid at the moment you decide to book your room. The amount varies from 200€ up to 250€ depending on the selected residence.

Is a deposit required?

Yes, a refundable deposit, that varies depending on the city. The deposit’s value is to cover eventual charges of your stay not arising from the normal usage of the facilities.

Can I choose my exact room or studio?

You’ll be able to choose the category you prefer when booking, and we’ll allocate a specific room for you before your arrival. While we can’t guarantee a particular room, we do our best to accommodate any preferences you share with us.

What documents do I need to complete my booking?

You’ll need to provide the following:

– A copy of your passport, or a local ID card if you are an EU national
– A university acceptance letter, or a copy of your student card if you’re already enrolled

How far in advance can I book accommodation?

We open bookings on a rolling basis, and as soon as new dates become available you’ll see them listed on our website. We recommend checking back regularly so you don’t miss newly released availability.

Can international students book a room?

Yes, absolutely — international students are more than welcome at Xior!

Do I need to be a full-time student to book a room?

No — you don’t have to be a full‑time student to live with us.
Both full‑time and part‑time students aged 18 or older are welcome at Xior.
As long as you are enrolled in an accredited study programme (and you have a proof of enrollment), you can book a room and become part of our student community.

Who can live in Xior student housing?

Students from all backgrounds are welcome at Xior.
If you are 18 years or older and enrolled in a full‑time or part‑time study programme, you can make a reservation and join our student community at Xior.
