Is internet included?

Yes, internet is included. It is covered through the monthly EGWI fee, which you pay together with your regular rental charges.

Is parking available for residents?

Parking is available in some of our residences, for an additional fee.
You can check whether parking is offered at your chosen property on the detailpage of our website. If parking is available, it will be clearly listed among the amenities.
If you do not see any information about parking on the website, this means that parking is not available at that particular building.

Is bike storage available?

Yes, bike storage is available in most of our properties. To be sure, please check the amenities section of the specific student accommodation you are interested in.

Are there community events for residents?

Yes! Xior regularly organizes community events designed to help residents connect, relax, and make the most of their student experience. Depending on the residence, these may include social gatherings, welcome drinks, cultural activities, sports events, workshops, and seasonal celebrations. All events are created to foster a sense of community and make it easy to meet new people.

Can I personalise or decorate my room?

Yes! You are welcome to personalise and decorate your room to make it feel like home. Small decorative items such as photos, plants, posters, cushions, or desk accessories are all perfectly fine. We simply ask that any changes are temporary and do not damage walls, furniture, or fixtures. Permanent alterations — such as repainting, drilling, or removing/adding built‑in elements — aren’t allowed.
If you’re unsure whether something is permitted, your local residence team will be happy to help.

Are pets allowed in Xior residences?

No, pets are not allowed.

Can I have guests stay overnight?

Yes. You are welcome to have guests, but please be aware that you are responsible for them at all times.

Is there CCTV in the building?

What payment methods are accepted?

In Belgium, payments can be made via bank transfer. You can also pay via Bancontact at the city office.

Can I terminate my contract early?

Student leases in Belgium normally run for a fixed term of 12 months and end automatically on the contract’s end date.
Ending the contract early is only legally allowed if:
-You stop your studies, or
-The person responsible for paying your rent passes away.
Both situations require a 2‑month notice period, starting the first day of the following month.
In all other cases, early termination is not permitted unless Xior agrees to a transfer or sublet.

What should I bring with me when moving in?

When moving in, you will need to bring your own matress, bedding and towels, as these are not provided. You should also bring your cooking essentials, including pots and pans, crockery, and cutlery for your daily use.
If you’re unsure where to find these items, our local team is happy to help you discover the best deals and nearby shops.

Will there be staff available when I arrive?

If you follow the detailed check-in and move‑in procedure ( sent to you a couple of weeks before the lease start), our local team will be available to assist you during regular office hours.

Can I move in earlier than my contract start date?

In general, moving in before your official contract start date is not possible. Your room will only be available from the date stated in your lease agreement.
If you have a special circumstance and need to request an earlier arrival, please contact your local team. They can check availability and let you know whether an early move‑in can be accommodated, though this is not guaranteed.

Can someone else collect my keys for me?

Your keys or access details are provided according to the move‑in and check‑in instructions you will receive a few weeks before your lease begins.
If you are unable to arrive in person, it may be possible for someone else to collect your keys on your behalf, but this requires prior approval from the Xior local team.
Please contact your city team in advance so they can advise you on the procedure and confirm whether third‑party key collection is allowed at your property.

What should I do if I arrive outside office hours?

You will also receive detailed move‑in and check‑in instructions a few weeks before your lease begins, which include guidance on key or access collection. Always check this information carefully and reach out to the local team if your arrival time falls outside the standard window.

Are bedding and kitchen items included?

No, bedding and kitchen items are not included in the room. You will need to bring your own bedding, towels, cookware, crockery, and cutlery.

How will I receive my keys or building access?

All new tenants will receive detailed move‑in and check‑in instructions a few weeks before the start of their lease agreement. This information will explain how to collect your keys or access credentials, as well as any specific procedures for your building.

When can I move in?

You may move in any time during office hours starting from the official start date of your contract. If you expect to arrive outside office hours, please contact the local team in advance to request approval.
You will also receive detailed arrival instructions approximately a few weeks before your tenancy begins.

What is included in the rent?

Your monthly payment includes:

Base rent (“kale huur”)
EGWI utilities: electricity, gas (if applicable), water, and internet

Can I choose my exact room or studio?

Yes, you can. When you request more information about a property or a specific room, the form will ask you which room category you’re interested in. Once you select a category, you’ll receive a reply with all the available options within that category, so you can choose the exact room or studio you prefer.
There’s also always the option to visit the property in person and view the available rooms—either by booking an appointment or attending an open house day. This gives you the chance to see the spaces firsthand before making your choice.

Is a deposit required?

Yes. The deposit must be paid no later than three months before the contract starts. You will receive it back within two months after the end of the contract, provided that the room is left in good condition and everything is in order.

How long are Xior tenancy agreements? What is the duration of my contact?

In Belgium, standard tenancy!! agreements are typically 12‑month contracts. We give priority to these full‑year agreements. However, shorter stays can sometimes be accommodated, depending on availability.

What documents do I need to complete my booking?

We open bookings on a rolling basis, and as soon as new dates become available you’ll see them listed on our website. We recommend checking back regularly so you don’t miss newly released availability.

Do I need to be a full-time student to book a room?

No — you don’t have to be a full‑time student to live with us.
Both full‑time and part‑time students aged 18 or older are welcome at Xior.
As long as you are enrolled in an accredited study programme (and you have a proof of enrollment), you can book a room and become part of our student community.

Who can live in Xior student housing?

Students from all backgrounds are welcome at Xior.
If you are 18 years or older and enrolled in a full‑time or part‑time study programme, you can make a reservation and join our student community at Xior.

How do I book a room at Xior?

Booking a room at Xior is super easy!
Just use the booking bar at the top or bottum of our website:

Can I move out earlier than my contract end date?

Yes, you can move out earlier if you need to, but you remain responsible for paying the rent until the official end date of your contract. Your rental agreement is fixed for the full duration, so moving out does not shorten or cancel the financial commitment.
